Understanding the costs involved helps you plan your sale and estimate what you will receive. The costs below are those that commonly apply; which ones affect you, and how much they amount to, depends on your circumstances.
Costs that may apply when selling
Depending on the property and your situation, selling costs can include:
- Estate agency commission — agreed with your agent before marketing begins
- Legal and professional costs — for example a lawyer or tax adviser acting for you
- Municipal plusvalía — a local tax on the increase in value of the land, calculated by the town hall
- Potential capital gains taxation — on any gain made on the sale, with different rules for residents and non-residents
- Mortgage cancellation costs — where an outstanding mortgage needs to be cancelled
- Required certificates and documentation — such as the energy performance certificate
- Other transaction-related costs — for example outstanding community fees or local taxes
